We sold this home in Green Hills for $100,000 over asking price before if even hit the market.

When the sellers approached us to sell this Green Hills home, we knew it was a special property. We also knew a luxury home in this sought out area would sell without a problem, but we wanted more than just a sale for them – we wanted to give them an excellent outcome with an easy process.

We used our tried and true sales method of talking to the home owners about what was unique about their home, putting significant advertising dollars behind marketing this home to specific buyer groups, and capturing the home very well with high-end photography and video. With this particular home, we chose to price it very aggressively, as we knew the demand would be high.

We put the video on Facebook, Instagram, Google Ads, and YouTube, and specifically on YouTube spent a ton of ad dollars reaching people who searched for high end luxury homes in the Nashville area from out of state.

After capturing the story and beauty of this home and putting it front of as many potential buyers as we possibly could, we got a call from a buyer who had to have this home and wanted to buy it sight unseen, before we showed it to anyone else.

We told the buyer we woud be willing to work with him on his request, but it would need to be for a price that made the seller comfortable with not showing it to anyone else. We settled on $100,000 over list price – before it was even listed, and closed the sale in about three weeks with a super easy transaction.

My sellers were ecstatic, not only to have an easy sale, but to have an extra $100,000 they weren’t expecting in their pocket to put toward whatever they wanted in their new life at their new home.

It all happened because when we list a home, we take an extremely aggressive approach to marketing and spend a ton of money to get your home in front of as many buyers as possible. It’s not hard to take some pictures, post a home on the MLS, schedule an Open House, and cross your fingers for one or maybe even multiple buyers. We, however, don’t like that kind of risk.

Rather than hoping the best buyer for the property is going to walk through the door at an Open House, we like to stack the deck in our clients’ favor and we spend over $10,000 in advertising to sell a luxury home in Nashville, so that literally tens of thousands of people will see your home.
